Transportation

Most houses for sale in this part of Abbotsford are located in places that are suitable for those who travel by foot; many common errands can be run on foot. However, moving around by bicycle is at times challenging in this neighbourhood since there is a considerable amount of hills, and the bicycling network is not very well-developed. Commuting by car is very easy in this part of the city. Most real estate listings are a short car ride from the closest highway, such as Sumas Offramp Way, and it is especially convenient to park. On the other hand, this area is not very transit friendly. Thankfully, there are a few bus lines traversing the neighbourhood, and most homes are very close to a bus stop.

Services

It is straightforward to access the nearest grocery store on foot from anywhere in Sumas Way. A small number of restaurants and coffee shops can be found as well. Concerning education, families will welcome that no matter where their home is situated in Sumas Way, daycares and primary schools are close by. In contrast, there are no high schools in this neighbourhood.

Character

The character of Sumas Way is exemplified by its slower-paced ambience. It is easy to access parks in the neighbourhood, since there are a few of them close by for residents to discover and reaching the closest park is very easy from most houses. This part of Abbotsford is also fairly good for those who need a quiet atmosphere, as there are usually low levels of noise from traffic - although that is not the case close to Sumas Offramp Way, Trans-Canada Highway or one of the railway lines.

This neighbourhood has a good selection of housing size options, ranging from lofts to four or more bedrooms.
