Part of the Abbotsford - Mission metropolitan area, Sumas Prairie is a neighbourhood within Abbotsford, British Columbia.

Transportation

The car is usually the preferred mode of transportation in Sumas Prairie. It is especially convenient to park, and the majority of homes for sale are a rather short drive from the closest highway, such as sumas way. In contrast, getting around by transit can be difficult in Sumas Prairie as a result of the low service level. Thankfully, homeowners are served by a few bus lines, and it is especially convenient to reach a nearby bus stop from most residences. Sumas Prairie is not very suitable for walking because running common errands is at times challenging. Despite the fact that a few enjoyable sectors for bicycling exist, biking is also challenging in this part of the city as the bicycling infrastructure is fairly poor, and the terrain is not particularly flat.

Services

There are only a very small number of primary schools in this neighbourhood and accordingly they can be a very long walk away. Additionally, Sumas Prairie does not have any high schools. Additionally, daycares are not abundant and thus tend to require a very long walk to get to. With respect to eating, shopping for one's groceries usually necessitates the use of a vehicle in Sumas Prairie. Nonetheless, it is generally a rather short walk to the nearest pharmacy, which can supply some basic food items.

Character

The character of Sumas Prairie is exemplified by its calm environment. There are approximately 10 green spaces close by for residents to visit, including Hougen Park and Old Yale Trail, which results in them being easy to reach from a lot of locations in the neighbourhood. This neighbourhood is very quiet overall, as the streets are very calm - although there are still several louder areas, especially near the railway line, Trans-Canada Highway or sumas way.

Housing

About one quarter of homes in Sumas Prairie were constructed in the 1960s and 1970s, while the majority of the remaining buildings were built pre-1960 and in the 1980s. In this part of the city, most buildings are single detached homes, while duplexes are also present in the housing stock. Roughly 70% of the units in the neighbourhood are occupied by homeowners and 30% are rented. This neighbourhood offers mainly three bedroom and four or more bedroom homes.
