Sumas Prairie

The neighbourhood of Sumas Prairie can be found in the city of Abbotsford, British Columbia, which is located in the Abbotsford - Mission metropolitan area.

Transportation

The favoured method to get around in this part of Abbotsford is very often a car. The majority of properties for sale are a rather short drive from the nearest highway, such as Trans-Canada Highway, and coming across a parking spot is generally easy. In contrast, Sumas Prairie is not very transit friendly. Thankfully, homeowners are served by a few bus lines, and it is very convenient to reach a nearby bus stop from most residences. It is challenging for pedestrians to move around in this part of the city as few daily errands can be run without having to resort to a car. Despite the fact that certain bike-friendly pockets exist, cycling is also difficult in Sumas Prairie because the bicycling infrastructure is not very extensive, and there are a good number of hills.

Services

In all cases, a car is needed to buy groceries. Nonetheless, pharmacies are generally easy to reach on foot and sell some staple foods. Concerning education, there are only a very small number of primary schools in Sumas Prairie and consequently they can be a very long walk away. In addition, this neighbourhood does not contain any high schools. Likewise, it can be very hard to walk to daycares from homes for sale in Sumas Prairie.

Character

Sumas Prairie is a very good neighbourhood to buy a house in for those who prefer a slower-paced environment. It is easy to access parks from the majority of locations in the neighbourhood, since many homes for sale have one around the corner and there are about 10 public green spaces close by for residents to unwind in. The noise levels in this area are also very low, as noise from streets and other parts of the city is rarely an issue - although there are still several louder areas, especially near Trans-Canada Highway, Sumas Offramp Way or the railway line.

Housing

Around one quarter of homes in Sumas Prairie were constructed between 1960 and 1980, while most of the remaining buildings were built pre-1960 and in the 1980s. Single detached homes are the predominant housing type, representing many dwellings in this neighbourhood, whereas the remainder are mainly duplexes. Homeowners occupy around 70% of the properties in Sumas Prairie and 30% are occupied by renters. This area also has a variety of unit sizes - there is a higher proportion of four or more bedroom homes in this part of the city.
