Saint-Simon

Saint-Simon is a neighbourhood within Montréal, Quebec, which is situated in the Greater Montreal metropolitan area.

Transportation

Saint-Simon permits home buyers to move around by different modes of transportation. The public transit system in this part of Montréal is very accessible. In particular, the nearest train station, including the Gare Chabanel with access to the 12 - Saint-Jérôme, is typically close by from the greater part of residences in the neighbourhood. There are a few bus lines, and bus stops are generally nearby. Saint-Simon is also a very pleasant part of Montréal for pedestrians; carrying out daily needs is straightforward, and plenty of businesses are quite close by. The bike is a fairly good means of transportation in this part of Montréal as there are a limited number of slopes, and this neighbourhood is home to a good cycling infrastructure.

Services

It is convenient to access both a general and a specialty grocery store by walking from most homes for sale in this neighbourhood. In addition, there is commonly a restaurant or cafe in close proximity, for example along Rue Chabanel. As far as education is concerned, schools and daycares are especially easy to access on foot from any location in this part of Montréal.

Character

Saint-Simon offers a great selection of green spaces to enjoy, despite its sometimes busy ambience. To be more precise, it is very easy to get to parks in the neighbourhood since there are a few of them nearby for residents to explore. However, the tree canopy coverage for the majority of streets is quite bad. Finally, this neighbourhood is a reasonably good area for those who aren't bothered by a bit of noise, as traffic can occasionally be loud during busier hours of the day, although there are still several quieter sections.

Housing

The substantial proportion of small apartment buildings in the housing stock of Saint-Simon is an important part of its character. This part of Montréal is primarily composed of two bedroom and three bedroom homes. About 60% of the population of this neighbourhood rent their home and 40% are owners. The buildings in this part of the city are quite old, since roughly half of its dwellings were built pre-1960, while many of the remaining buildings were built in the 1960s.
