Part of the Greater Montreal metropolitan area, Sector S is a neighbourhood within Brossard, Quebec.

Transportation

No matter the means of transportation, it is easy to travel in sector S. This neighbourhood is very car friendly. Parking is generally easy, and the majority of homes for sale are a very short drive from the nearest highway, such as Autoroute René-Lévesque. The fairly good public transit infrastructure allows people to get to many destinations without needing a vehicle. More specifically, there are about 30 bus lines crossing the neighbourhood, and the nearest bus stop is usually just around the corner. Bicycling is convenient in sector S since there are a fair number of bike lanes, and there are few elevation changes to challenge cyclists. On the other hand, travelling by foot in this part of Brossard is not very common, even though carrying out daily needs is easy.

Services

It is a rather short walk to reach daycares and schools from most properties for sale in this neighbourhood. Concerning eating, in all but a very small number of cases, a vehicle is needed in sector S to access the closest supermarket. Nevertheless, pharmacies are generally very easy to get to on foot and sell some staple foods. A cafe is often just around the corner, and there are also about 10 restaurants in this part of Brossard.

Character

There is a great variety of green spaces in sector S. To be more specific, parks are easy to get to since there are a few of them nearby for residents to relax in. Despite the abundance of public green spaces, the tree canopy coverage for most streets is sub-par. Thanks to the presence of few pedestrians, this part of Brossard remains relatively quiet, although there can be higher levels of noise for those who are closer to Autoroute René-Lévesque.

Housing

In sector S, about 40% of dwellings are single detached homes, and the rest are mainly large apartment buildings and small apartment buildings. Roughly 45% of properties in this area were built between 1980 and 1990, while many of the remaining buildings were built in the 1960s and the 2000s. This area is primarily composed of two bedroom and four or more bedroom homes. Homeowners occupy about three quarters of the properties in the neighbourhood while the rest are rented.
