Downtown

The neighbourhood of Downtown Fredericton is part of the city of Fredericton, New Brunswick, which is situated in the Greater Fredericton metropolitan area.

Transportation

This neighbourhood will draw active house buyers as it is reasonably suited for bicycling. More specifically, there are a fair number of bike lanes, and riding is facilitated by the generally flat terrain. Downtown is also quite convenient for walking; carrying out daily needs is easy, and plenty of businesses are reasonably close by. The public transit service in Downtown is not especially frequent. Thankfully, there are approximately 10 bus lines traversing the neighbourhood, and it is especially convenient to get to a nearby bus stop from most homes. However, the preferred method to navigate Downtown is often driving. It is very easy to find a place to park, and the majority of homes for sale are a rather short car ride from the nearest highway.

Services

Some, but not all, property owners in this part of Fredericton will reside within walking distance of the closest grocery store. On the other hand, there is often a restaurant or cafe in close proximity, for example along King Street. Concerning education, it is a rather short walk to access daycares and schools from anywhere in Downtown.

Character

The character of Downtown is exemplified by its relaxed atmosphere. This neighbourhood is very quiet overall, as the streets are very peaceful. Lastly, parks are very well-situated and there are around 10 of them nearby for residents to discover, which results in them being very easy to get to from most locations in this part of Fredericton.

Housing

In Downtown, roughly two thirds of dwellings are small apartment buildings, while townhouses are also present in the housing stock. About 45% of properties in this neighbourhood were built prior to the 1960s, while many of the remaining buildings were built in the 1990s and the 2000s. This area is primarily composed of one bedroom and two bedroom homes. Around 80% of the population of this neighbourhood rent their home while owners make up the remainder.
