Part of the Greater Québec City metropolitan area, Saint-Nicolas is a neighbourhood within Lévis, Quebec.

Transportation

Saint-Nicolas is especially car friendly. The majority of real estate listings are a short car ride from the closest highway, such as Autoroute Jean-Lesage, and it is very convenient to park. In contrast, Saint-Nicolas is not an especially convenient part of Lévis for travelling by public transit. Nevertheless, the neighbourhood is connected by approximately 20 bus lines, and bus stops are not very far from most properties. Although cycling is more practical in some pockets than others, this part of Lévis is not particularly conducive to bicycling because the bicycling infrastructure is not very comprehensive, and cyclists encounter a significant amount of hills. Saint-Nicolas is also not very suitable for walking since running common errands is impractical on foot.

Services

It is very rarely feasible for house buyers in this area to buy groceries on foot. Residents of this part of Lévis benefit from around 20 restaurants as well. As far as education is concerned, it is a rather short walk to get to primary schools from most houses for sale in this area. In contrast, it can be challenging to reach high schools on foot.

Character

Saint-Nicolas is an excellent neighbourhood to buy a home in for those who prefer a slower-paced ambience. There are approximately 20 public green spaces close by for residents to enjoy, including Parc des Chutes-de-la-Chaudière and Parc de la Montagne, which makes them easy to get to. This part of the city is very quiet overall, as the streets are generally especially tranquil closer to Autoroute Jean-Lesage, Autoroute Robert-Cliche or the railway line.

Housing

In Saint-Nicolas, around two thirds of dwellings are single detached homes, while small apartment buildings are also present in the housing stock. Roughly 40% of properties in this neighbourhood were constructed after the year 2000, while most of the remaining buildings were built in the 1960s and the 1980s. This part of the city is primarily composed of four or more bedroom and three bedroom homes.
